Comprehensive Plans for Dreamworld Site on the Gold Coast

(eap) Coast Entertainment Holdings Limited – the parent company of the Australian leisure destinations Dreamworld and WhiteWater World in Coomera on the Gold Coast, as well as the SkyPoint Observation Deck and Climb, located around a 30-minute drive away in Surfers Paradise – announced yesterday to have received approval for its development plans for the approximately 55-hectare site. The land currently accommodates Dreamworld and WhiteWater World as well as substantial undeveloped areas.

The site owned by Coast Entertainment Holdings is strategically located directly alongside the Pacific Motorway and adjacent to Coomera Town Centre. Its proposed development comprises four core land-use precincts. A Major Tourism Core will encompass the existing Dreamworld and WhiteWater World theme parks. A Nature-Based Tourism Precinct will provide eco-tourism facilities such as viewing platforms, dedicated accommodation and boardwalks. A new Gateway Precinct will extend the existing theme parks and create space for complementary uses, including hotels, hospitality, sports facilities, event venues, entertainment facilities and office space. The fourth core area will be the Town Centre Transition Precinct, where educational establishments, healthcare facilities and additional residential accommodation are planned in particular.

The approval of the site development plans, which is subject to conditions relating to matters including vegetation and bushfire management, noise attenuation and flood protection, represents a significant milestone for Coast Entertainment Holdings and provides greater planning certainty regarding the future use and development potential of the available land.

Commenting on the approval, Coast Entertainment and Dreamworld Chief Executive, Greg Yong, said: “The scale of what is possible here is significant. We are situated at the heart of the southern hemisphere’s largest theme park destination, surrounded by a rapidly growing residential community, a burgeoning industrial and marine sector, and the emerging Coomera health precinct. Combined with a shortage of quality hotel accommodation between the northern Gold Coast and Brisbane, and momentum building towards the Brisbane 2032 Olympic and Paralympic Games, we believe this represents one of the most compelling mixed-use development opportunities in the country. At the beginning of the 2025/26 Australian summer season last December, the park opened “King Claw”, a new high-thrill Gyro Swing supplied by Intamin that sets a new benchmark for theme parks in the southern hemisphere (see EAP news of 15 Dec 2025). Shortly beforehand, the new “Rivertown” themed area featuring “Jungle Rush”, the world’s first Vekoma Switchback Coaster, and the “Kenny and Belinda’s Dreamland” area had been completed (see EAP cover story in issue 3/2025).
